Obviously this could be an unpopular opinion, but living in both Las Vegas and Tacoma, I have real world data to back up this assessment.

Additionally, in regions with shorter swimming seasons, the perceived value of a pool may be even lower. For these reasons, pools and spas are often considered poor investments when it comes to maximizing home value. 4. Luxury Appliances
High-end, luxury appliances can certainly elevate the look and functionality of a kitchen, but they come with a hefty price tag. Brands like Sub-Zero, Wolf, and Viking are known for their quality and performance, but their costs can be prohibitive, running into the tens of thousands of dollars. While these appliances can make a kitchen stand out, they don't always guarantee a high ROI.
