What resonates with one person may not resonate with another, but there are certain qualities in a home that appeal universally. The tricky part is determining the actual value those qualities add to a property. It’s much like a piece of art—its value fluctuates based on market trends and the eye of the beholder. Just as we’ve seen the modern farmhouse style dominate the past decade, design preferences in real estate ebb and flow.


From my perspective, a well-built home with classic design elements never goes out of style. You can sense it in the way the front door opens, how the windows glide, and the solid feel beneath your feet. A truly enduring home also harnesses natural light, promotes airflow, and provides a calming retreat for solitude. The most desirable spaces offer cozy nooks for conversation while still having enough room to entertain when the occasion arises. These features may be difficult to quantify in an appraisal, but they contribute immensely to a home’s allure.

In my own home, the sweeping views of Puget Sound and the tranquil sounds of nature just outside my windows are irreplaceable. Sure, an appraiser can factor in the view when assessing value, but the emotional connection one feels to a unique feature like that is what truly makes it special.


It’s no surprise that location is still the cornerstone of real estate value. Where you live often matters more than the home itself. An average house in a great neighborhood typically holds more value than a stunning home in a less desirable area. I’ve seen remarkable homes linger on the market in average neighborhoods simply because the surroundings couldn’t be altered. On the flip side, homes in sought-after locations often sell quickly, even if they’re in need of some upgrades.


In real estate, it’s wise to avoid chasing fleeting trends while also ensuring your home doesn’t lack character. Striking the right balance between stylish and timeless is key. Invest in quality cabinetry, durable flooring, solid wood doors and windows, and high-quality appliances. Enhance the unique character of your home, and you’ll boost its value as well.
