Step 1: Buyer Consultation – Understanding Your Needs
The first and most critical step in the home-buying process is the initial consultation. This is a sit down to discuss your needs, preferences, and financial situation.
During this conversation, we cover:
- Your desired location and neighborhood preferences
- Must-have features vs. want-to-have features, design and functionality
- Budget and financing options
- Timeline for purchasing a home
- Any special considerations, such as schools, commute times, or investment potential
This consultation helps set realistic expectations and ensures we’re aligned from the start. If needed, I also connect you with reputable mortgage lenders to get pre-approved for a loan, which strengthens your purchasing power and can set you apart from other buyers.
Step 2: Mortgage Pre-Approval – Setting a Budget
Before we start house hunting, you must get pre-approved for a mortgage. A pre-approval letter from a lender shows sellers you’re a serious buyer and provides a clear picture of your borrowing capacity. It also communicates to me, that you have the ability to buy today.
Lenders will assess:

Step 3: Home Search – Touring Properties
Now, the exciting part begins—finding the perfect home! Based on the budget criteria discussed during our consultation, I curate a list of homes that match your needs. Before we view them, a buyer brokerage service agreement must be signed, which informs you on how your real estate brokerage is compensated at the end of the transaction.
As we tour homes, I help you evaluate key aspects, including:

Once we find the right home, I guide you through making a strong, competitive offer. This includes:

- Structuring the offer with contingencies (financing, inspection, and appraisal)
- Negotiating terms that protect the your interests, while attracting sellers interest
Step 5: Home Inspection & Appraisal – Due Diligence
After an offer is accepted, we enter the due diligence phase. This includes:
- Home Inspection: A licensed inspector evaluates the property for any structural, mechanical, or safety issues. If problems arise, we negotiate with the seller to address repairs or adjust the price/concessions accordingly.
- Appraisal: The lender requires an appraisal to determine the home’s fair market value. If the appraisal comes in lower than the purchase price, I work with you to renegotiate or explore alternative solutions.
Step 6: Loan Approval & Final Walkthrough
As the closing date approaches, the lender finalizes the loan, ensuring all paperwork is in order. Meanwhile, we conduct a final walkthrough to verify that the property is in the agreed-upon condition and any requested repairs have been completed.
Step 7: Closing Day – Keys in Hand
Finally, closing day! This is when you sign all necessary documents, finalize your mortgage, and officially take ownership of the home once the property records with your county. I ensure you understand every step of the closing process and all paperwork is properly reviewed before signing with your escrow officer.
Once everything is complete and the property is recorded, the keys are handed over, and you officially become homeowner!
