What the LGBTQ Buyer and Seller Are Often Looking for in Real Estate Today




For many LGBTQ homebuyers, finding the perfect home is about more than just square footage and aesthetics—it’s about security, community, and a place to truly feel at home. While every buyer has unique needs, there are common qualities that frequently stand out in the home-buying journey for LGBTQ individuals and families. As a member of our community, I’m here to share my own insights. And though our community can be found in every corner of the country, from farms to cities, to high rises and suburbs, there is no one right thing for everyone. 

If you're in the market for a new home, here are five key features to consider:

1. Inclusive Community

A home is more than just four walls; it’s also about the neighborhood that surrounds it. LGBTQ buyers often prioritize inclusive communities where diversity is supported, and acceptance is the norm. Whether it’s a well-known LGBTQ-friendly city or a smaller neighborhood with an active and welcoming vibe, feeling safe and valued in your community is crucial.

To determine whether an area is inclusive, consider checking local LGBTQ resources, community centers, and Pride events. Social media and online forums can also provide insight into the lived experiences of LGBTQ residents in specific areas. Also, as a gay agent in Washington, it’s part of my job to educate and inform my buyers on the best options for them as they look to relocate to Tacoma or Gig Harbor.

2. Walkability

Many LGBTQ buyers, especially those relocating from urban environments, highly value walkability. Being able to walk to cafes, parks, bars, and shops not only enhances the quality of life but also fosters a sense of community and connection. Walkable neighborhoods often have thriving small businesses, vibrant nightlife, and a sense of safety that comes from well-lit streets and active pedestrian traffic.

Privacy is especially important for those who may have experienced discrimination or wish to keep their personal lives private.

In addition to physical privacy, some buyers prioritize living in areas with protective anti-discrimination housing laws. Researching local legislation and speaking with a knowledgeable real estate professional can help LGBTQ buyers find a home that offers both security and peace of mind. 


4. Proximity to Amenities

Easy access to essential amenities is a top priority for many LGBTQ buyers. Living close to healthcare facilities, LGBTQ-friendly businesses, cultural centers, and social hubs can make all the difference in feeling at home. Proximity to gyms, co-working spaces, and restaurants that cater to a diverse clientele is also a major plus.

Many LGBTQ buyers also look for areas with a strong advocacy presence, such as LGBTQ community centers and support organizations. Proximity to these resources can foster a greater sense of belonging and provide valuable connections within the local community. Though I have certainly come across community members that enjoy their solitude away from everything and everyone, it’s more common to find both gay men and lesbians who prefer easier access to culturally relevant activities. 

5. Homes with Character

Cookie-cutter homes don’t always fit the personalities of LGBTQ buyers, many of whom seek homes with charm and individuality. Whether it’s a historic property, a modern architectural masterpiece, or a colorful bungalow, a home with character allows buyers to express their personalities and creativity.

Unique interior and exterior features, such as exposed brick walls, custom finishes, or vintage fixtures, often appeal to those looking for something more than just a standard build. Many LGBTQ buyers take pride in personalizing their spaces, making a home truly their own often taking extremely great care of their property. Pets can often be an important family member and a fenced yard can also be a very important feature to have.
