For many first-time homebuyers, FHA loans offer a more accessible path to homeownership thanks to lower down payment options and flexible credit guidelines. But with these benefits come specific property standards that must be met during the appraisal process. Unlike conventional loans, FHA-backed mortgages require a more thorough appraisal to ensure the home is safe, sound, and secure. Safety First: What the FHA Looks for
FHA appraisals place a strong emphasis on safety. These aren't just cosmetic suggestions—they’re mandatory for loan approval. A few key safety items commonly flagged include:
- Double Water Heater Straps: In areas prone to earthquakes, like the Pacific Northwest, FHA requires that water heaters be properly secured with two metal straps—one on the upper third and one on the lower third of the tank.
- Smoke Detectors: Every level of the home must have working smoke detectors, especially near sleeping areas.
- Carbon Monoxide Detectors: If the home has a gas furnace, fireplace, or attached garage, CO detectors are required on each floor.
- Handrails: Stairs with more than three steps must have a secure handrail.
- Trip Hazards: Uneven walkways, exposed nails, or broken steps can delay loan approval until corrected.
Condition of the Home: It Matters
FHA isn’t just concerned about safety—they want the home to be livable. That means the overall condition needs to be solid, too. Items that commonly come up during an FHA appraisal include:
- Flooring & Carpet: Torn or missing carpet, warped hardwood, or damaged tiles may need repair or replacement. Exposed sub-flooring is almost always a red flag.
- Roofing & Fascia: A roof that has less than two years of life left may trigger a requirement for repair or replacement. Peeling paint on roof fascia or soffits is also a common issue—especially on older homes where lead-based paint may be present.
- Windows: Cracked panes, fogged double-pane windows, or windows that won’t open are concerns. Functioning egress windows in bedrooms are required for fire safety.
- Water Damage: Signs of leaks or mold are serious issues and must be addressed before an FHA loan can close.
Appliance Requirements
While an FHA appraisal is not a full home inspection, it does require that the property be functional and move-in ready—which includes basic appliances.
- Stove/Range: The home must have a functioning range or cooktop. If the appliance is missing, it will need to be installed prior to closing. It doesn’t have to be brand new, but it must work and meet local building codes.
- Heating System: A working, permanent heating system capable of warming the home to at least 50°F is mandatory.
- Running Water and Electricity: Utilities must be on and functional at the time of the appraisal. FHA will not approve homes without basic utilities.

Conventional loans allow for more flexibility, especially with fixer-uppers, but FHA loans are backed by the federal government. To protect that investment, FHA requires homes to meet higher minimum property standards.
